CLIENT OBJECTIVE

Airgas’ office space requirements had changed as their corporate functions within their space required a more open office environment. In addition to these procedural changes, Airgas had developed a requirement for additional space.

RESULT

  • Researched the entire Submarket and located a Building with over-sized floor plates and first generation space.
  • Leveraged the alternative Buildings in the Submarket, including a potential Lease Renewal, and negotiated a 16% reduction in rental rate, over a year of rental abatement, a Tenant Improvement Allowance sufficient to build out Airgas’ new space, and a generous Moving Allowance.
  • Relocated Airgas to a new Building in first generation space which allowed Arigas to design a space plan tailored to their new work flow functions in a contiguous space, capitalizing on the large floor plate.
